Your comments on Smart Growth look a lot like what's been going on at the as yet incomplete Playa Vista development near Playa Del Rey and Westchester.

Beside the environmental impact on the Ballona Wetlands, and the possibility of spontaneous methane explosions, a lot of the criticisms levied against it center on increases in traffic density and lack of consideration for the surrounding neighborhoods.

The development was supposed to have a series of commercial areas (grocery stores, etc.) to cater to the residents, reducing the necessity of such a large population to leave the area for basic services. The point, from what I understand, was to reduce the amount of traffic in the area beyond the usual rush hour times.

To date, or at least to the date that I last heard anything, the only business in the complex is a pizza parlor.

I don't know the availability of affordable housing in the development, or what criteria could be used to define "affordable" when minimum appears to be $400,000.00 for their smallest units.

Regardless, even with the slowdown in the market, it's clear that the housing problems in Los Angeles are merely getting larger.
